If your Rockhampton home has gone up in value while you've been paying off the loan, you've probably wondered: how much equity do I have in my home? It's one of the most common questions John hears from local homeowners, and the answer is often higher than people expect.
The good news is you can get a solid estimate in about five minutes, using your latest loan statement and a calculator. Below, we walk through a realistic Rockhampton example step by step, so you can see exactly how to calculate home equity for yourself.
What Is Home Equity, and How Much Equity Do I Have in My Home?
Home equity is the part of your property you truly own: what your home is worth today, minus what you still owe on it. It grows in two ways. Every repayment reduces your loan, and any rise in your home's value adds to your share. With Rockhampton house prices climbing strongly in recent years, many local owners have built equity faster than they realised.
There are two numbers worth knowing. Total equity is the simple gap between value and loan. Usable equity is the portion a lender may let you borrow against, and it's the number that matters if you're planning a renovation, your next purchase or a refinance. Lenders generally allow borrowing up to 80% of a property's value before Lenders Mortgage Insurance (LMI) applies, which ASIC's MoneySmart site explains in plain English.
How to Calculate Home Equity: A Rockhampton Worked Example
Let's use an illustrative example rather than today's exact suburb median, since real values vary street by street and any figure you rely on should come from a proper appraisal or lender valuation. Say you own a three-bedroom house in a Rockhampton family suburb, purchased a few years ago. For this walkthrough, we'll use a round $650,000 for the home's current value and a remaining loan balance of $380,000.
Step 1: Estimate your home's current value. Look at recent sales of similar homes in your street or suburb, or ask a local agent for an appraisal. Your lender will arrange its own valuation later, so treat your figure as an estimate.
Step 2: Subtract what you owe. Check your latest loan statement or banking app for the balance. Here, $650,000 minus $380,000 gives you $270,000 in total equity.
Step 3: Work out your usable equity. Multiply the value by 80%, which gives $520,000, then subtract the loan to reach $140,000. Your loan-to-value ratio (LVR) is $380,000 divided by $650,000, or 58.5%, comfortably under the 80% mark.
This is a guide only. Every lender has its own valuation and lending policy, and your income and expenses also matter, so treat the result as a starting point rather than an approval.
Why Usable Equity Matters More Than the Headline Number?
That $140,000 isn't cash sitting in a bank account, but it may open up options. Homeowners commonly use usable equity to fund a renovation, put toward a deposit on an investment property or next home, or refinance to a better loan. Because LMI can't be transferred between lenders, having at least 20% equity can also help you switch without paying it again.
Equity moves both ways, too. If property values soften, your equity shrinks, which is why it pays to check it regularly rather than once.

Check Your Numbers With Our Free Calculators
Once you have a rough equity figure, it's worth testing what it could actually mean in practice before you get too far ahead of yourself. Our borrowing power calculator takes a few details about your income and expenses and gives you a realistic estimate of how much you may be able to borrow against that equity. From there, our loan comparison calculator lets you stack different rates, fees and loan terms side by side, so you can see roughly how each option might play out over time.
If part of what's driving your equity question is a better deal elsewhere, it's worth exploring your options rather than assuming you're stuck with your current lender. Our mortgage switching calculator estimates the break costs, fees and potential savings involved in moving to a new lender, so you can see whether switching genuinely stacks up for you.
And if refinancing feels like the right next step, our Looking to Refinance Guide walks you through the whole process, from comparing rates through to settlement, so there are no surprises along the way.
Frequently Asked Questions
How Do I Tell How Much Equity I Have in My Home?
Start with two numbers: an estimate of what your home is worth and your current loan balance. Your loan statement gives you the balance, and recent sales of similar homes nearby give you a value range. The gap between the two is your equity.
How Can I Calculate the Equity in My House?
Use this formula: home value minus loan balance equals total equity. For usable equity, multiply your home's value by 0.80, then subtract your loan balance. In our example, $650,000 × 0.80 − $380,000 = $140,000. If your result is negative, you don't currently have usable equity at 80% LVR.
How Do I Calculate the Equity in My Property?
The method is the same for an investment property, but calculate each property separately, using its own value and its own loan. Add up every loan secured against the property, including any line of credit, to get a true picture.
Does My Equity Change When Property Values Change?
Yes. If your home's value rises and your loan stays the same, your equity increases. If values fall, it shrinks. It also grows steadily as you pay down the loan, so it's worth revisiting your figures each year or before a big decision.
What Happens on an Equity Check-Up Call?
It's a straightforward conversation. John looks at your current loan and estimated property value, works out your likely usable equity, and talks through your options, whether that's staying put, refinancing or planning your next purchase.
