In many Melbourne homes, the garage no longer just holds the car. It might be a home gym, a workshop or a place to watch the footy, and the bare concrete starts to look out of place. Cafes and showrooms need floors that handle daily wear and still look presentable. In both cases, an epoxy concrete floor is often on the shortlist.
The research usually begins with a search for epoxy floor coating near me and a folder of saved photos. Those images rarely show how the slab was prepared or whether the finish suited the space. Knowing what drives the interest, and where epoxy has limits, is more useful than any colour chart.
What is driving the interest?
Unguarded concrete is porous for oil, sheds fine dust, and doesn’t give a sense of being finished. An epoxy floor, however, seals off that surface. This means that if some oil leaks or paint spills over, it’s easy to wipe it up instead of leaving behind a stain. It’s one of the factors contributing to interest in garage floors.
Design is the other driver. Interiors have been moving towards floors with fewer joins. An epoxy concrete floor would be suitable for this purpose since it is applied in liquid form and then cured to one solid surface without any grout lines. While monochromatic colours can be used in small spaces, flakes provide a spotted effect which is appropriate in the context of a new appreciation for terrazzo.
Renovators have their own reasons. Existing slabs can be coated once they are prepared. Urban Concrete Floors also installs most of its finishes over sound tiles and timber, so the old floor does not always need ripping out. In shops and workshops, the appeal is a floor that is quick to clean, with colour available to mark out walkways and work areas.
Where epoxy needs care
Before booking anyone who turns up in results for epoxy floor coating near me, it pays to know where epoxy can go wrong. Many problems start in the slab. All factors, including wet concrete, aged sealers, oil contamination, and cracked concrete surfaces, can impact bonding, with moisture being a major reason for bubbling and peeling. It is always necessary to conduct thorough testing and preparation for moisture prior to installation of any coating.
Sunlight matters too. Standard epoxy can yellow under UV, so an epoxy concrete floor outdoors or near a roller door that catches afternoon sun usually needs a UV-stable top coat. Urban Concrete Floors’ Urban Stone garage finish uses a UV-resistant polyaspartic top layer. Epoxy is also tough and can feel cold to walk on. A high-gloss finish will become slippery if there is water present unless chips or an anti-slip agent is applied.
However, there are times when the other finish would be the best option to consider. Hot washdown commercial kitchens need a coating that is designed to withstand such conditions, and Urban Concrete Floors provides polyurethane cement finishes for these areas. In the case where you want to see the wear marks of your old concrete floor, a grind and seal can showcase that rather than conceal it.
Choosing a local installer
DIY kits are tempting for a garage, but they often suggest only light preparation, which can leave the coating poorly bonded. That is a good argument for searching for epoxy floor coating near me, since a local installer can inspect the slab in person. When comparing quotes, ask what each one includes, how the slab will be prepared and why the proposed system suits your floor.
If you are weighing up epoxy for a garage, home or business, book a time to see finishes at the Urban Concrete Floors showroom in Thomastown, or arrange a site visit. A pre-renovation assessment gives time for handling any water or cracks present.
Frequently Asked Questions
1. Can epoxy be applied over tiles or an old slab?
Sometimes, but only after preparation has taken place. Unstable tiles, wet or cracked slabs can cause problems later down the track.
2. How soon can a new epoxy floor be used?
This will vary based on climate, the particular system and the thickness of the coat. Melbourne's cool weather slows down curing, so check with your contractor.
3. Is epoxy flooring good for a home gym?
It can be. Epoxy handles sweat and spills and is easy to clean, but dropped heavy weights can chip it, so rubber mats are sensible in areas used for lifting.
