Underneath the carpets and tiles of most of the homes and businesses in Melbourne lies a concrete slab which was initially poured as a means of laying a floor covering on top and therefore the concept of a modern concrete finish begins by recognising the slab, not the colour.
That does not rule out a concrete floor, but the right choice among decorative concrete finishes depends on what the existing floor can support.
Start with the floor you already have
An existing slab comes with a history. The way it was poured and finished, the depth and spread of the stones inside it, old patches and adhesive left by previous coverings all shape the result. Its true character often only becomes clear once grinding begins.
That is why sensible concrete flooring solutions for an established home or business begin with an on-site assessment. Moisture, signs of movement and the condition of any tiles or timber that could stay in place matter as much as the look you want.
Finishes that are easy to confuse
The names are often used loosely, which makes quotes hard to compare. Urban Concrete Floors reserves the term ‘polished concrete’ for a mechanical polish. A grind and seal and a decorative overlay are separate systems that can look alike in photos but differ in process, durability and upkeep.
Why overlays suit many renovations
An overlay does not rely on the stones inside the slab, so the finished look is not limited by how the concrete was first poured. It can also go over existing tiles, which may avoid the dust and disruption of lifting them. In older Melbourne homes with timber floors, an overlay can be laid once a suitable sheet base is fixed over the boards.
Overlays also open up a wider range of decorative concrete finishes, from surfaces that resemble polished concrete to looks closer to natural stone. Urban Concrete Floors’ range includes Microcemento, which has subtle undulations, and Stonehenge, a more rustic, textured finish. Because each floor is created on site by hand, expect natural variation rather than a uniform surface.
When a new finish is not the answer
A new surface cannot fix what is wrong beneath it. Structural problems, persistent moisture in the slab and failing old coatings should be resolved first, or they can undermine the new floor.
The choice also has to suit the slab and the space. Grind and seal only uncovers what is in the slab and is usually not recommended by Urban Concrete Floors if homeowners desire an elegant finish. For one thing, the sealer ends up inside the small pores created through grinding, allowing for dirt to gather in these areas. An older, weathered slab also usually lacks the strength for a mechanical polish.
What to check before you commit
Price alone says little about how concrete flooring solutions will perform. When comparing quotes, check what preparation is included, how many grinding passes are planned, which sealer is used, how many coats go on and the installer’s experience with that system.
Seeing finishes in person also helps, as swatches and photos are only a guide. Urban Concrete Floors displays many of its decorative concrete finishes at its Thomastown showroom, which is open by appointment. A site visit allows the team to evaluate the current floor to make suggestions on what concrete flooring solutions fit it.
Frequently Asked Questions
1. Can a decorative concrete finish go over existing tiles?
In most cases, yes, provided that the tiles are not loose and that they are securely attached to the substrate.
2. Can an old, cracked slab still take a modern finish?
In many cases. Depending on its condition, an older slab can take an overlay once cracks are assessed and repaired. Cracks from ongoing movement may reappear, so they need attention first.
3. How long does a decorative overlay last?
There is no single answer. It depends on the floor underneath, the preparation, the system, foot traffic and care. Overlays may need occasional resealing, so ask about maintenance before deciding.
